A brief overview of the Dilworth | Elizabeth area luxury real estate market for the past 90 days. ($700,000 and above) There are currently 20 luxury homes available for sale while only 2 homes have been absorbed during the same time period.  The Dilworth area holds the distinction this first quarter of 2011 of being the only luxury market in South Charlotte to have seen a steady rise in listing price: from $701,118 to $707,670.    Average sale price for the two homes that sold during this time was $664,883 — 6% below average listing price AFTER the homeowners dropped their prices to get into current market range.    With inventory also increasing during this time and the homebuyer pool significantly smaller than Charlotte homeowners are used,  only ONE home sold every 45 days during the first quarter.

The precious few Homebuyers out there have plenty of choices.  Every Single showing of a home must be taken quite seriously.  Competitive positioning and pricing a home ahead of the market at point of entry has become increasingly critical to achieve the coveted “Sold” status.
